Sector report — 2026 edition
Abu Dhabi real-estate websites: the best-instrumented sector in this series — and the slowest
We collected 182 real-estate agencies and developers from Abu Dhabi's public listings and scanned the 112 reachable websites on 20 published technical criteria. The result is the most web-present segment of this report series: being online is already the norm here, measurement leads every other edition — and the pages load slower than anywhere else we scanned.
Quick answer
Of 182 Abu Dhabi real-estate companies found on public listings in October 2026, only 28% showed no usable website — the lowest no-site rate of the eight sector reports in this series. The 112 scanned sites average 67/100 (median 68) and the best reaches 90. The sector leads the series on measurement: 65% run GA4 — the highest rate of the eight editions — and 34% carry a Meta pixel, the joint-top rate with Dubai real estate. The weak point is speed: median mobile performance is 55%, the lowest of the eight 2026 editions, and a quarter of the sites score 40% or less.
The sector in four numbers
- 28%
- of the 182 establishments found on public listings showed no usable website at all
- 67/100
- average technical score across the 112 websites scanned (median 68)
- 55%
- median Lighthouse mobile performance score — Google flags anything under 90%
- 34%
- have a Meta pixel — the rest run (or will run) paid campaigns with no conversion feedback
Collection 2026-10-31, from public listings (OpenStreetMap + Google Maps) — a coverage of publicly listed establishments, not a census. 19 listed websites were unreachable at scan time.
Three findings that matter if you sell property in Abu Dhabi
First: presence and measurement are this sector's strengths. Only 28% of the listed companies lack a usable website — the lowest rate of the eight segments in this series — so simply being findable is no longer an edge here. 65% of scanned sites run GA4, the highest rate of the series; 39% use Google Tag Manager; 34% carry a Meta pixel, the joint-top rate with Dubai real estate; 8% a TikTok pixel. The flip side stays large: two thirds of the sector still runs Meta traffic with no conversion feedback.
Second: capture is middling. 36% of scanned sites offer an online viewing or enquiry path — the best of the four real-estate editions, yet half of what Dubai's clinics manage — 67% have a working contact form (60% validate input), 54% a WhatsApp contact and 29% a map or location link. Arabic coverage is 47%, ahead of Dubai real estate's 40%, but only 23% render it correctly right-to-left in the UAE capital.
Third: speed is the series' worst. Median mobile performance is 55% and the bottom quarter sits at 40% or less — both the lowest marks of the eight 2026 editions — and even the top quarter (67%) stays far under Google's 90% bar. The ceiling is real though: the table's best site scores 90 overall with 94% mobile performance. The stack splits into 48 WordPress sites, 31 unidentifiable and 19 on Next.js out of 112.

Technical measurements of public websites, collected 2026-10-31 — a ranking of websites, not of anyone's services, prices or quality of care. "Perf." is the Lighthouse mobile performance score. Listed and want a re-scan, a correction or removal? One email: the next build honours it.
What this ranking is — and is not
The table above ranks websites, not businesses. Every column is a publicly observable technical fact — page speed, HTTPS, Arabic support, booking paths, measurement tooling — collected by the same scanner, with the same weights, on the same dates, across the entire sector. We make no judgement about anyone's services, prices or quality of care, and a high or low position says nothing about either.
Everything outside the top 20 is anonymised into the sector statistics on this page. Where a measurement could not be taken, we say so rather than estimate it. The full criteria list, weights and scanning rules are public on the methodology page, and any listed business can request a free re-scan, a correction or removal from the named table — we honour all three in the next build.
What the sector builds on
| Platform | Sites | Share of scanned |
|---|---|---|
| WordPress | 48 | 43% |
| Not identifiable from the page | 31 | 28% |
| Next.js | 19 | 17% |
| Wix | 5 | 4% |
| Starfield Technologies; Go Daddy Website | 3 | 3% |
| Webflow | 3 | 3% |
Detected from public page signatures (generator tags, asset paths). A custom or hardened build shows as not identifiable — that is not a defect.

Frequently asked questions
Twenty public criteria with published weights — speed, HTTPS, mobile, Arabic support, contact and booking paths, WhatsApp, analytics, ad pixels, structured data, freshness — measured by the same scanner across the whole sector. The methodology page lists every criterion and its weight.
Both take one email. Request your full result through the free audit (you receive the complete bilingual report for your site), or ask for removal from the named table and the next build of this report honours it.
The collection covers establishments visible on public listings (OpenStreetMap and Google Maps) in October 2026 with a working website on file. If your listing had no website — true for a large share of the sector — there was nothing to scan. The free audit works on any URL regardless.
Yes — the scan re-runs periodically and each edition states its collection date. Scores move only when the underlying measurements move.
Because the two measure different things. Installing GA4 or a pixel is a tag — one afternoon of work — and 65% of scanned sites have done it, the highest rate of the eight editions in this series. Mobile speed is an engineering outcome: scripts, images and hosting measured on a mid-range phone. There the median is 55% and a quarter of sites score 40% or less, the lowest marks of the series. The best site in the table reaches 94% mobile performance, so the market itself proves the gap is closable.
